Costa Estate — independent real-estate agency. We help buyers choose houses and apartments in Spain without getting lost among notaries, banks and five types of taxes.
Buying a house in Spain only seems simple in adverts. In reality it involves the NIE, opening an account at a local bank, the difference between Nota Simple and Cédula, the nuances of IBI, the rules of the community of owners, tourist-rental permits — and dozens of other details that quietly turn into problems a year after the deal.
We started as a small team of agents in Alicante and over 12 years have accompanied more than 600 families in their transactions. Today Costa Estate has lawyers, local agents, an after-sales department and its own base of more than 3,800 properties that we review ourselves, without relying on third-party feeds.
Our format is long-term relationships. A deal takes 2–3 months, but questions about taxes, renovations and rentals come up for years. That's why we don't work «by conversion»: if a property isn't right, we say so clearly, even if it stretches out the process.
All our licences and memberships are publicly verifiable — we provide the registry number, not a pretty footer badge.

These are not marketing slogans but internal standards — breaking any of them is deducted from the agent's bonus.
Every complex we recommend has been visited in person by at least one team member. If a property is far away, we won't list it without a prior visit.
We request the registry extract before taking the client to view the property. If there's a lien, mortgage or illegal extension, it's spotted right away.
The catalogue price does not vary based on the client's country. No surcharges by nationality — commission is transparent and included in the price.
They work for the buyer, not for us. We prepare the arras, the deed, verify community debts and taxes — no surprises at the notary.
The standard scenario is 8–10 weeks from reservation to keys. If we run late, the client receives a partial commission refund. This rule is in the contract.
We help with utility connections, insurance, the community, the tax return for non-residents and rentals — the first year is free.
